Why do I need a solicitor for buying a house?

A solicitor protects your interests, explains legal obligations, identifies risks, negotiates fair terms and ensures the purchase complies with NSW property law.

Is there a difference between a conveyancer and a solicitor?

Yes. Licensed conveyancers can manage standard transactions, while a solicitor can also advise on complex legal issues, contract disputes, title problems and unusual conditions.

How long does the buying and conveyancing process take?

In NSW, most purchases settle within 4–6 weeks of exchange, depending on contract conditions, lender approval and the type of property. We can negotiate longer settlements if needed. You may want a longer settlement to allow you time to sell.

Do you help first-home buyers?

Yes we can. We give extra help and guidance to FHB including advising and processing NSW and QLD stamp duty concessions, and the Federal government schemes.

What searches are included?

Typical searches include title, council and water rates, land tax clearance, strata reports (if applicable), planning information and drainage diagrams.

Do you provide fixed-fee services?

Yes. We offer transparent fixed-fee pricing for our standard conveyancing work. But we are here if you need us to do additional or more complex work.

What happens if I’m buying at auction?

When you buy at auction, you are committed to the purchase as soon as the hammer falls. There is no cooling-off period. All your due diligence must be done before the auction – including building and pest inspections, contract review and negotiation of contract changes.

What is a 66W?

A 66W Certificate is a certificate from us as your legal representative, which waives the statutory 5 business day cooling-off period and makes contracts unconditional on exchange. Sellers often say they won’t exchange with you unless you have one.
