What does a conveyancer do?

A property conveyancer handles the legal transfer of real estate ownership from the seller to the buyer. At Can Do Conveyancing, we also review the Contract of Sale to identify hidden risks, negotiate terms on your behalf, arrange property and strata report reviews, calculate stamp duty, and manage the final financial settlement through PEXA to ensure your investment is protected.

What is a Strata Report?

If you're buying a townhouse, apartment or villa, a strata report review is highly recommended.

A strata report provides valuable information about the building and owners corporation that you won't find in the Contract of Sale. It helps identify potential risks and unexpected costs before you commit to the purchase. A strata report can reveal:

  • The financial health of the owners' corporation.
  • Proposed or current special levies for major repairs or upgrades.
  • Building defects, water ingress, structural issues or remedial works.
  • Ongoing disputes, complaints or legal proceedings.
  • Whether building insurance is current and adequate.
  • The history and management of the building.e. This ensures you aren't inheriting someone else's debt.

Why should I get a contract review before I exchange contracts if there's a cooling-off period?

Signing a property contract without a legal review can expose you to unfair terms, costly building defects, zoning restrictions and other hidden risks.

Our contract review service explains the fine print in plain English, identifies potential issues and helps you understand your rights before you commit to the purchase or bid at auction.

Most importantly, we can negotiate changes to better protect your interests before contracts are exchanged, when you have the greatest bargaining power. Once you're in a cooling-off period, vendors are often far less willing to agree to amendments.

The best time to review a contract is before you sign—when you still have the leverage to negotiate better terms and avoid costly surprises.
